Type of finish

Another thing you may need to decide is the type of finish you want for your floors. Do you want to use oil or polyurethane as your finishing? There are advantages and disadvantages to each. With penetrating oils, they will give your floors a soft matte finish that looks very natural. The problem is that your floors can stain and scratch easily. The good thing is that stains on oil finishing aren’t always easily noticeable. They will need maintenance more often, but it is easy to do.

Polyurethane finishing’s create a hardened topcoat that can easily withstand wear and tear and does not stain easily. This makes it an ideal finishing option if you have kids, pets or sometimes have food on these surfaces. The other great thing about polyurethane finishing is that they need less frequent maintenance compared to oil finishing even though the maintenance may be more intense.This type of finishing may be hard to scratch, but when it does, you will have a lot of work on your hands. You may need to buff the scratch or replace the board and repaint the entire section.

The type of planks used

You have two types of planks to pick from. You can either use solid flooring or engineered wood flooring. As the name suggests, solid wood flooring uses blocks of solid wood while engineered wood floors use planks that consist of several layers of wood glued together. Solid planks can be refinished more times compared to engineered planks which often have a thin top layer.
